Broadmoor Colorado Springs Real Estate

The stately homes surrounding the internationally famous five-star Broadmoor Hotel are referred to as the “Broadmoor area” of Colorado Springs Colorado real estate.  Situated at the base of Cheyenne Mountain, the beautiful Broadmoor area features homes with magnificent settings and wondrous views of Pikes Peak and the City of Colorado Springs.  These special homes in Colorado Springs were built from 1900 to 2000.

As one of the oldest and most distinguished of the Colorado Springs CO real estate, the area is more or less contained in the top-rated Colorado Springs School District 12, west of Interstate 25 between Downtown Colorado Springs and Fort Carson.  Basically, it includes all of the tree-lined streets around the Broadmoor Hotel, Skyway which is north of the Hotel, and Cheyenne Mountain Ranch which extends from the base of Cheyenne Mountain to the entrance to the North American Air Defense Command.

Situated along Lake Avenue, Broadmoor is the most expensive residential community in Colorado Springs.  The fine older homes vary in size from 3,400 to 5,800 square feet and reach along roads that lead into Cheyenne Canyon.  They are predominantly ranch-style and two-story homes featuring 4-6 bedrooms in a broad range of styles with an average listing price in 2008 of $807,382 but prices up to $4M.  The Skyway area offers some newer homes on hillside lots.

Cheyenne Mountain Ranch includes several mountainside subdivisions with natural vegetation and wonderful views of the mountains, city lights, and the plains.  Broadmoor Hills, Broadmoor Bluffs, Broadmoor Glen, and Broadmoor Oaks are in this area along with the Country Club of Colorado and Cheyenne Mountain Resort.  Broadmoor Bluffs is a newer community of homes begun in the mid 1980s along Star Ranch Road and Broadmoor Bluffs Drive.  Homes range from $360,000 to $825,000 with popular price points in the upper $400s.  A new condo community called Las Casas offers alternative living beginning in the $170s.

Maintaining the standard of luxury for almost a century, the Broadmoor Resort continues to be the centerpiece of the Broadmoor area.  Originally the Hotel featured three golf courses, a rodeo arena, and an artificial ice arena.  Today, a Donald Ross-designed golf course, tennis club, and world-class spa define the elegant recreation at the Broadmoor Resort.  The World Arena has replaced the older ice arena and boasts three sheets of artificial ice.

Endless cultural and recreational activities include Pikes Peak, Garden of the Gods, Seven Falls, Cheyenne Mountain Zoo and destinations that are sought out by people from around the world.  The neighborhood is easily accessible to downtown and Fort Carson and only 20 minutes to the Colorado Springs Airport.

South West Colorado Springs Skyway Homes

The exclusive, established Colorado Springs CO real estate in Skyway is situated in the foothills southwest of Downtown Colorado Springs and north of the historic 5-Star Broadmoor Hotel & Country Club. Skyway showcases Colorado Springs most prestigious homes. Majestic views of Pikes Peak and the Colorado Rockies add grandeur to the already elegant Skyway neighborhoods.

The newest Skyway neighborhood appropriately called Top of Skyway features custom Colorado Springs homes and real estate tucked in a coveted area among expansive city parklands and national forest. Top of Skyway offers a quality of life designed for people who want the conveniences of the city nearby but also love the rapture of nature close at hand. Each parcel of this Colorado Springs real estate enjoys a unique setting with unparalleled views, indigenous plant life, and frolicking wildlife.

From January to September 2008, the average listing price in Skyway was $410,000 although mansions near the Broadmoor begin in the $600s. A variety of options for living in Skyway’s neighborhoods includes affordable enclaves in Lower Skyway. (There are also affordable neighboring subdivisions in Cheyenne Canyon, Ivywild, and Stratton Meadows.) Other homes in Skyway (as well as in nearby Broadmoor Heights, Broadmoor Bluff, Cheyenne Mountain Ranch, Broadmoor Oaks, and Penhurst Park) are priced in the $400-800 range.

Homes overlook the Garden of the Gods and Skyway’s trail system. In addition, the excellent city park system offers the North Cheyenne Canyon Park on the southwest side of Top of Skyway and the 1200-acre Bear Creek Canyon Park to the northwest.

Families are served by the Cheyenne Mountain District 12 schools including Skyway Park Elementary, Gold Camp Elementary, Cheyenne Mountain Junior High, and Cheyenne Mountain High schools.

The Springs is a culturally rich city located in the center of the state. Once tribes, traders, and pioneers passed through and many a gold miner stopped at its saloons. During the late 1800s, the city became a destination for the wealthy looking to enjoy Pikes Peak National Forest and nearby health spas and hot springs. Today, the city of 500,000 features a strong tourist industry, the stability of three military bases and government offices, and the diversity of high-tech and creative arts.

The community is close to Fort Carson, Pikes Peak Community College, the Cheyenne Mountain Zoo, and Seven Falls. It is 20 minutes from the Colorado Springs International Airport, 15 minutes from Citadel Shopping Mall, University of Colorado at Colorado Springs, and 5 or 10 minutes from downtown.
